We pre-walk the lot with your architect, study how the home wants to sit relative to view corridors, set the elevations, and plan the grading before drawings get locked. The result is a home that fits the lot instead of fighting it.

The architectural review process

Both Silverleaf and DC Ranch run rigorous architectural review processes, with required submittals at multiple stages. We prepare drawings, material boards, and narratives that respond to the design guidelines directly so the first response is targeted feedback rather than a checklist of missing items. That alone can save months on the schedule.

We also coordinate the city of Scottsdale permit track in parallel so the two are not stacked end to end.

Hillside grading, drainage, and view protection

Most Silverleaf and DC Ranch lots are hillside or partial hillside. Grading, drainage, and retaining all have to be planned to protect neighboring views, comply with the hillside ordinance, and stay within the architectural review guidelines. That work belongs in pre-construction, not in the field.
