Our process

A coordinated design-build process from the first feasibility walk through the final walk-through, with one team accountable end to end.

Most of the projects that struggle started in the wrong order. Plans get drawn before anyone has scoped the lot, priced the structural systems, or talked with the city. Our process is built to keep the order right, the budget visible, and the schedule honest from day one.

Step 01

Feasibility and first conversation

Every project starts with a candid conversation about your lot, your goals, and your budget. We walk the property with you whenever possible, talk through how the home wants to sit, and give you a realistic read on what is achievable before any drawings begin.

If you have not bought the lot yet, this is the right hour to spend before signing. We have walked dozens of Scottsdale, Paradise Valley, and Cave Creek parcels with clients before purchase and saved more than one project from a lot it should not have closed on.

Step 02

Pre-construction and design development

Pre-construction is where the project gets shaped. We coordinate with your architect (or recommend one when you need it), develop schematic design, refine the program, and build a working budget alongside the drawings so cost is visible at every decision point.

Structural, mechanical, civil, and lighting engineering all come in at the right moments. Long-lead items get identified and scheduled. HOA and city permit submittals get prepared. The work that happens here is the work that protects the schedule and the budget once construction starts.

Step 03

Construction documents and selections

As design development closes, the construction documents get finalized and the selections schedule runs in parallel. Cabinetry, stone, tile, plumbing, lighting, hardware, and appliances are sequenced so the decisions land in the right order and the long-lead items get ordered on time.

We meet weekly during this phase with the homeowner and the interior designer so the open decisions are always clear and the deadlines are always known.

Step 04

Permitting, HOA review, and groundbreaking

Drawings get submitted to the city of Scottsdale, Paradise Valley, Phoenix, or the relevant jurisdiction. HOA architectural review runs in parallel. We respond aggressively to comments, keep the two tracks moving together, and break ground as soon as the approvals are in hand.

By the time the foundation is being formed, the long-lead orders are placed, the selections are locked, and the construction schedule is built around the real lead times of the materials going into your home.

Step 05

Construction with daily site presence

Most of our Scottsdale luxury builds run 12 to 24 months in the field. Foundation, framing, mechanical rough-in, enclosure, finishes, and final punch each have their own rhythm, and they only stay on schedule when a builder is on site daily walking the work.

Chris and the project lead are on every job site every week. Weekly updates go to the homeowner with photos, schedule status, decisions pending, and budget status. The pool, ramada, hardscape, and landscape build alongside the home so the property finishes as one project.

Step 06

Final punch, walk-through, and homeowner handoff

Final punch is methodical, not rushed. Every room, every transition, every detail gets walked, listed, and corrected before the homeowner walks the home. The final walk-through is the homeowner's chance to ask questions, learn the systems, and sign off on a finished project.

We stay close after move-in. The home gets a warranty walk at the right intervals and we are a phone call away when a question comes up.
